Owner Maintenance Responsibilities: Each owner is responsible for the maintenance, repair and replacement of contents of the Owner’s Unit. Each owner shall, at the owner’s sole expense, keep the interior of the Unit and its equipment, appliances, and appurtenances in a clean and sanitary condition…and in good working order and shall redecorate and paint at any time necessary to maintain the good appearance and condition of the Unit. Each Owner is responsible for maintenance, repair, or replacement of any plumbing fixtures, water heaters, garbage disposals, toilets, electrical systems, including, but not limited to, breakers (but not the electrical panel or circuitry within the walls) and heating equipment. Owners are responsible to replace any broken glass in the windows or exterior doors of the Unit. See Art. 10.4.
Association Maintenance Responsibilities: The Association is responsible for maintenance, repair, and replacement of the Common Elements and the Limited Common Elements, except for patio/lanais and storage areas and garage assigned to each Unit. The patio/lanais, storage areas, and garages shall be maintained by each Unit Owner in such a manner that is consistent with the Association’s regular maintenance of the common areas. See Art. 10.4.
